Is it mandatory to send a notice of expiry to the tenant?
Notice of expiry to the tenant
No, the law does not provide for the obligation for the lessor or the manager who represents him to send a notice of expiry to the tenant. The latter must spontaneously pay his rent on the date agreed in the lease contract.
However, in practice, the administrator to whom you have entrusted the management of your property (Sheet: Have his property managed), sends the tenant a notice of due date to remind him that he must pay his rent and thus limit late payments or non-payment.
It also makes it possible to inform the tenant in a timely manner of the new amount of rent after application of the rent indexation clause in the lease.
The law prohibits charging the tenant for the notice of due date .
This shipment is often the ideal time to communicate to the tenant the rent receipt of the previous month or ask him to justify his home insurance, chimney sweeping, boiler maintenance ...
Note : when the rent is paid by SEPA direct debit, the direct debit must be notified to the tenant at least 14 calendar days in advance, unless an agreement is made on a different notice period. This information is made by any means (notice, schedule ...).

Good to know
To avoid confusion, write the amount due in numbers and letters. If the two do not match, it is the amount in letters that takes precedence, because it is easier to make a mistake by writing in numbers than in letters.
