Energy performance
The DPE (Energy Performance Diagnosis) indicates the amount of energy actually consumed (or estimated) for a building used in a standard way. It is accompanied by recommendations to improve energy performance.
It is established by a professional diagnostician, and attached to the technical diagnostic file during the compromise (or promise), then the authentic deed of sale. It is valid for 10 years.
Since January 1, 2011, ads must refer to the energy class of the property for sale (or rent).
Note : From 1 July 2021, sales and rental ads will also have to show the climate class.
The DPE is established on any enclosed and covered building, which has a heating system (other than an open fireplace) or air conditioning.
Some assets are exempt from the ECD :
• Temporary constructions planned for a period of use of up to 2 years,
• Independent buildings with a floor area of less than 50 m2,
• Buildings or parts of buildings for agricultural, artisanal or industrial use, not used for housing, in which the heating or cooling system or hot water production for human occupation produces a small amount of energy compared to that required for economic activities,
• Buildings used as places of worship,
• Historical monuments classified or listed in the inventory,
• Goods that are intended to be used less than four months a year.
When the property includes a collective heating, cooling or hot water production device, the DPE is provided by the owner of the device, or by the condominium trustee. It is established at the expense of the person requesting the diagnosis.
To know : From 1 January 2023, a dwelling with a consumption greater than 450KWh/m².an (label G) will be considered indecent and can no longer be rented.

Good to know
When it is issued, the DPE is not intended to oblige owners to undertake renovation work on energy performance. It can only encourage them in the best of cases ; as for the tenant or potential buyer, the DPE is a precious help to identify thermal strainers when he begins research for a future home.
