Mandatory diagnoses when renting a property (noise)
Noise diagnosis
The "Noise" diagnosis must be provided by the seller since June 1, 2020, when his property is located in an area of exposure to noise from aerodromes. The information must be provided when selling a residential or mixed-use, professional and residential property, or building land.
To find out if the property is concerned, it is advisable to consult the noise exposure plan. This plan is available online on the Geoportal website. It is also possible to go to the town hall in order to be able to consult it.
This diagnosis must be completed by the seller on a form that must be attached to the technical diagnostic file. This document must include:
• Clear and precise indication of the area
• The address of the online information service to consult the noise exposure plan
• The mention of the possibility of consulting the noise exposure plan at the town hall of the municipality where the building is located
The information is only indicative. However, if the document is not present in the technical diagnostic file, the purchaser may request the cancellation of the sale, or a reduction in the price.
